(1) These rules may be called the i. yasthan RealEstate (Regulation and Development) Rules, 2017, .(2) They shall come into force from the date oftheir publication in the OfficialGazeute.2. Definitions.- (1) In these tules, unless the context otherwise requires,-(a) “Act” means the Real Estate (Regulation and Development) Act, 2016 (CentralAct No.16 of 2016); 4
(b)-“authenticated copy” means a self-attested copy of any document required to beprovided by any person under thesetules;
(c) “Form” means a form appended to these rules;
(d) “layout plan” means a plan ofthe project depicting the division or Pi poseddivision of land into plots, roads, open spaces, amenities, etc. and other det ils asmay be necessary and includes building layout plan;
(e) "limited common areas and facilities" means those common areas and faci ties' which are designated in writing by the Promoter before the allotment, sale orother transfer of any apartment as reserved for use of certain apartment orapartments to the exclusion ofthe other apartments. E
(f) "planning area" means a planning area or a development area as specified underthe master plan; s
(g) “project land”meansany piece, parcel or parcels of land on which the project isdeveloped and constructed by a promoter; and ee(h) “section” means a section ofthe Act. pe(2) Words and expressions used but not defined in these rules shall have the same meaningtespectively assigned to them in the Act..
