(70) Notwithstanding anything contained elsewhere in these rules the provision of this chapter shall apply in respect of matters provided therein, in the case of buildings constructed by Governments, or any of the statutory bodies under any Government approved scheme, for residential use of persons belonging to Economically Weaker Section (EWS) or Lower Income Group (LIG) or of industrial workers.
For plotted development the minimum size of a plot shall be 40 square meters and the maximum size of the plot shall not be more than 65 square meters.
(a) No building shall be constructed on a plot if the width of the means of access to the site is less than 1.8 meters.
(b) No building exceeding 8.0 meters in height shall be allowed on a plot if the width of the means of access to the site is less than 2.4 meters.
The maximum permissible ground coverage shall be 75% of the area of the plot.
The maximum height of the building shall be 14.5 meters.
The minimum front open space for a building shall be 1.0 meters.
The minimum rear open space for a building shall be 0.8 meter.
The buildings may be of the row housing type and the maximum length of the building in a row shall be 50 meters. After every 50 meters of length of the building in a row, there shall be an open space of not less than 2.5 meters in width for the entire depth of the building ;
Provided that such open space shall not be necessary if there is a street or passage at such location, the minimum width of which is 2.5 meters.
No parking space within the plot shall be necessary.
ULBs shall adopt pre-approved building plans / layout plans for Economically Weaker Section (EWS) / Lower Income Group (LIG) housing for plot size not more than 65 square meters. Any person belonging to EWS / LIG category may adopt any pre-approved building plans / layout plans and directly approach to ULB for obtaining sanction.
