The West Bengal Premises Tenancy Act, 1956State Act of West Bengal · Act 12 of 1956

(1) After h e cornrncncemen~ of h i s Acl, no tenant shall, without the previous conscnt in writing of thc landlord,-

(a) sub-lc[ ~ h c whole or any pan of the premises held by him as a Icnanl; or

(b) mnskr or assign his rights in he' tenancy or in any parl hereof.

(2) No landlord shall claim, demand or receive any premium or other consideralion wha~soever for giving his consent to [he sub-lefiing of [he whole or any pad of the pren~ises held by a lenanl.

IS. It shall not be lawful for the tenant or any other person acring or purporting lo act on behalf of the tenant to claim or reccive any sum or any consideradon as a condition of the relinquishment of his tcnancy of any premises.
