( I) A promoter or builder for the purpose ofmaking declaration ofany document referred to in section 12 of the Act shall prod uce the original copies of such document before the person intendin g to purchase one or more apartments. (2) The promoterwhilemaking disclosure ofthe outgoingsas requiredunder rule (4) (g) shallstatethe basison whichanyestimated figuresor other information is given.
(3)The promoter shall display or keep all documents, plans, specifications; (or copies thereof) referred to in clauses Cal, (b), (e), and (d) of sub-section(1) of Section 12 ofthe siteand permit inspectionthereof. ,- /', :,'., -
(4)The promoter shall, when the flats are advertised for sale, disclose inter alia, in the advertisement the particulars as requiredunder clauses(a),(b), (c), (d), (e), (f), (g) and
(h) ofsub-section (1) ofSection 12,and also the'followingparticulars-
(i) the extentofthe floor areaoftheapartment' includingtheareaofthebalconies . andcommon areawhichshouldbeshownseparately; . I .
(ii) theprice of apartment including theproportionate priceofthe common areas and land and facilities whichshouldbe shown separately, to be paid by the purchaserofthe apartment andthe intervals atwhich theinstallments thereof maybepaid; ,
(iii) the nature, extent andthe description ofthe commonareas and facilities.
